Two Pivotal Ways to Get Your Real Estate Listing Noticed

In 2020, the days of printing flyers to market a home are long gone. They still have their place, but the primary means of marketing your real estate listings are online. And by online, I mean Zillow. And by Zillow, I mean the #1 website/app for selling real estate (this post is not sponsored by Zillow).

In 2019, Zillow boasts the most unique monthly users of any real estate marketing platform in the US at 196 million unique visitors. In 2018, there were 7.182 billion total visits! That is a lot of eyeballs swiping and clicking through listings. 80 million listings actively.

So how can you leverage this information to your benefit?

Zillow makes it easy to help listings stand-out over others with two features unique to the platform. Those two features are videos and 3D virtual tours. According to Zillow, listings with a video or 3D tour are 2x more likely to be viewed than listings without. It’s not the faux twilight or wet driveway hero shot that brings 2x more views.

As a Certified Zillow Photographer, Adam Price Photography has the ability to upload any video. This includes real estate videos with music, branding, and drone clips shot with any device. There is no time limit either! If your photographer isn’t certified, the only way for them to create a video for your listing is with an iPhone. The video is under two minutes long, it won’t have music or branding.

The Zillow 3D Tour is more forgiving as anyone (home owner, listing agent, photographer) can create one with the Zillow 3D Home iOS app. I won’t go into great detail, but by using your iPhone or iPad, you too can create a 3D Tour. However, there are some advantages with using Adam Price Photography for this service as well.

Firstly, a true 360 degree camera is used, not an iOS device. This allows for a seamless 360 degree image that will show the floor and ceiling. If the 3D Tour is shot on an iOS device, the viewer won’t be able to look up or down as the camera cannot capture the entire space. Additionally, the image horizon will be level and the image will look better than that from an iPhone or iPad. No, this isn’t the Matterport system. So the image quality won’t be as good. It also doesn’t provide the interactive doll-house that’s become so popular.

What it does do is give the viewer, on desktop or mobile, the ability to “walk-through” the real estate property at their own pace. They simply click or tap on the area they wish to travel too next. The app also gives the user the ability “teleport” to various areas of the home if they want to go back to a room they liked but don’t want to retrace their steps.
