The Case for Real Estate Video

As a photographer offering services to Realtors and Brokers, one of my objectives to justify my existence is getting the property to sell as quickly as possible for the most money. Granted, I play a small role but it is an important one. Getting your listings to move is your number one objective.

With cellular data streams faster than ever and wi-fi hotspots all over the country, most people are always connected. When marketing your listings, using video can really help your homes stand out. With technology as good as it is, you should be using video to market your listings.

Real estate video provides a gateway to the soul. It can create an emotional attachment that can help push someone to make that call or send that email. Couple cinematic shots with proper music and you’ve got a winner. The video should tell a story and invite the viewer to want to visit in person.

If you’re selling a high end property, probably catering to an older demographic are they likely to watch a video or use the latest 3D app? My guess is they want to watch a simple video rather than mess around with 3D controls. Cinematic video also has an advantage over 3D tours in that is creates an emotional attachment that spinning the room around with your finger (or mouse) doesn’t. Sure, they can see every last detail on their screen, but the end goal is to get them to visit in person. If that emotional attachment isn’t made, they may not visit since they already saw the whole house in “3D”.

Sure, not every listing could use a video, but most can. The style and kind of video are key. The expensive luxury home needs to cater to that demographic and your smaller homes need to cater to another. The music and mood are key to creating an effective attachment.

Video is becoming so key in selling homes, that Zillow will put your listing near the top if your listing has video. I provide a basic Zillow video tour with every listing using their app and my smartphone mounted on a stabilizing gimbal. Sure, there isn’t music, graphics or editing, but it can still give your client a good overview on the flow and layout of the home that photography alone can fail to provide. Now that I’m a certified Zillow photographer, my clients will have access to my premium edited videos in their Zillow listings! This is a game changer.
